Design Intent
- To create a pleasant and visually interesting environment for vehicle occupants and pedestrians.
- To provide for safe separation of pedestrian, vehicular and bicycle traffic.
- Paving, street trees, pedestrian lights, benches, signage, etc. along drive aisles shall be consistent and maintain the characteristics as defined herein.
- ADA curb cuts shall be installed at all crosswalks, diamond patterned.
- All utilities lines and services shall be underground (refer to page 29 & 30).
- The addition of texture to the ground plane of sidewalks and plazas with unit pavers, bricks, tiles and/or a combination of items in a manner that produces patterns and/or decorative scoring accents is strongly encouraged. This is required at all crosswalks or sidewalks within the parking lot leading directly to an entry court.
- Drive aisle and parking area lighting height shall be as follows (see Figure 1, page 18):
- 20 feet maximum for properties 5 acres or less
- 25 feet maximum for properties between 5 and 20 acres
- 35 feet maximum for properties over 20 acres
- Primary on-site drive aisles are two way with a 40’-0” minimum width and composed of:
- (2) 12’-0” min. drive lanes (one in each direction) + a curb/gutter for each side
- A pedestrian streetscape on at least one side of the drive aisle with a min. 4’-6”
landscaped buffer on the other side. This pedestrian streetscape consists of the
following:
5’-0” minimum sidewalk w/ 4’-6” min. landscape buffer between curb and sidewalk (the landscaping buffer may be reduced when the sidewalk abuts primary building entrances subject to approval by the Lessor) the sidewalk may increase in width.
- Secondary on-site streets are two way with a 35’-0” minimum width or a one way with a 23’-0” minimum width.
- Two way: (2) 12’-0” minimum drive lanes (one in each direction), a curb/gutter for each side and a 4’-6” wide landscape buffer on each side.
- One-way: same as the two way except only one drive lane.
- Primary and secondary on-site drive aisle landscaping
- Street trees shall be planted an average of 25’ on center along both sides of all on-site drive aisles.
- Tree grates are required for all trees surrounded by impervious materials (i.e. sidewalks, etc.).
- Use of trees, shrubs and other plantings with special qualities (e.g., spring flowers and/or fall colors, hanging baskets) is strongly encouraged to unify the retail area and create a unique character.
- Street trees shall not visually block storefronts and associated signage. Tree species selection shall encourage columnar, deciduous trees, or trees that spread above 12’.

- Elms (disease resistant)
