VI. BUILDING DESIGN GUIDELINES

Architecture Objectives

  • To encourage high self-sustainability quality architectural designs throughout the business community and strengthen the image of Quil Ceda Village as a unique business and entertainment environment.
  • To integrate Northwest Native American Themes throughout the design.
  • To create a strong relationship between buildings and the landscape setting, and to emphasize landscape and water features as focal points for the development.
  • To encourage site design within as an integrated part of an overall Park design.
  • To comply with setbacks and other specific requirements of the Tribal ordinances and design guidelines.

Landscape Objectives at the Buildings

  • To create a cohesive community setting.
  • To provide landscape and water features as focal points for the development.
  • To provide effective landscaped screening between commercial businesses and adjacent residential areas.
  • To create no more than a maximum slope of 3:1 within any setback zone.
  • To provide a transition between the top and bottom of all slopes within the setback zones.

Signage Objectives

  • To allow sufficient business identification devices so that the name of each business locating in Quil Ceda Village is clearly and individually associated with the facilities it occupies.
  • To prohibit signs and identification devices from being used for advertising (other than business names), including but not limited to, advertising of products, services or job openings.
  • To allow on each property appropriate informational, directional, and traffic control signing for clear, convenient and efficient operation.
  • To have all informational vehicular control, and temporary signs be uniform in design, size, height, color, material and typography.
  • To ensure all signage conforms to the Tribal Ordinances and Design Guidelines.
  • To permit appropriate temporary signing including identification of future occupants, design consultants, general contractor, lending institutions, sales or leasing agents, and the products or services to be offered.
  • To ensure that signing and identification devices do not, because of their height, location or design, contribute to a decrease in the safety and efficiency of traffic flows on fronting streets or adjacent freeway.
  • To ensure that individual signs are architecturally integrated with the structures with which they are associated, and are compatible in character and in scale with their surroundings.

Lighting Objectives

  • To contribute to the safe and efficient use of each development site.
  • To enhance site security.
  • To compliment and reinforce both the architecture and site design character.
  • To have common light fixtures and consistent illumination levels throughout Quil Ceda Village.
  • To prevent site and building lighting from casting glare onto adjacent streets in such a manner as to decrease the safety of vehicular movement.
