Landlord furnishes:
- Concrete slab on grade, smooth finish, ready for final finish
- Demising walls, metal studs with gypsum wallboard, taped and ready for finish by Tenant.
- Back wall, metal studs with gypsum wallboard, taped and ready for finish by Tenant.
- Single aluminum storefront door entry with closer, lockset, and push/pull hardware.
- Hung 2’x4’ acoustical ceiling in exposed grid.
- One restroom, meeting Washington State Handicapped Accessibility requirements. (will contain 1 water closet and lavatory)
- Natural gas, on exterior wall of building at PSE Meter Bank.
- Basic heating and air-conditioning (HVAC) sized at 1 ton per 375 sq. ft.
- Basic lighting, using 2’x4’ ceiling mounted fluorescent fixtures with flat acrylic lens, switched at or near electrical panel.
- Electrical power at a single, 100-amp panel mounted on the back wall of the premises with outlets distributed throughout the Premises.
- Water, in the roof structure at the rear of the Tenant space.
- All walls, interior finishes, to include utility outlets, additional restroom(s) if required per the Uniform Plumbing Code, latest edition.
- Exterior signage, in accordance with the Quil Ceda Village Design Guidelines.
- Additional HVAC, lighting, power, sewer, if required by Tenant.
NOTE: Food service uses may require additional sewage treatment prior to entering the exterior system (i.e. grease traps).
- Schematic design drawings (six sets) of proposed improvements for review of the Quil Ceda Village Design Review Committee, for approval prior to the start of construction documents.
- Construction documents, stamped by an architect or engineer licensed to practice in the State of Washington. If structural revisions are contemplated, the construction documents for the proposed structural revisions shall be stamped by a structural engineer licensed to practice in the State of Washington. These documents (six sets) shall be submitted, together with the required Building Permit fees, to the Tulalip Building Department for issuance of the required Building Permit. Two additional sets shall be submitted to the Quil Ceda Village Design Review Committee.
- Proposed exterior signage designs (six sets), to include sign construction, materials, colors, and lighting (if any), shall be submitted to the Quil Ceda Village Design Review Committee for approval.
- If additional heating, ventilation, and air-conditioning (HVAC) are required, design and construction documents (six sets) shall be submitted at the time of Permit Application, to the Quil Ceda Design Review Committee. These documents must include name of manufacturer for rooftop equipment, model number, and unit weight. In addition, mounting curb details must be included for rooftop equipment.
- Tenant shall provide detailed construction information for any proposed building mounted (wall or rooftop) equipment for the Landlord’s approval, at the time of Permit submittal.
- For Design Review, 2 weeks from the date of initial submittal. If re-submittals are required an additional 2 weeks for each re-submittal will be required.
- For Building Permit Review and issuance, 4 weeks from the date of initial submittal to the date of issuance. Should re-submittals be required prior to issuance, allow an additional 2 weeks per re-submittal.
- For HVAC review, allow 2 weeks from the date of submittal.
